Basement waterproofing in Northland Gardens and Plumbrooke Estates, Southfield
Updated October 20, 2026

Northland Gardens and Plumbrooke Estates are the cul-de-sac plats that put Southfield on the National Register for mid-century design. Most houses still stand on their original block foundations, on the same Blount and Lenawee clay that covers the city. Sixty-plus years of clay swelling and shrinking against a block wall is the story behind most leaks and bowed walls here.
Where: historic mid-century plats · Housing: 1950s National Register plats · Mapped soil: Blount and Lenawee clay
What contractors usually find in Northland Gardens basements
- Horizontal cracks and inward bowing in block walls, usually on the side with the most roof water.
- Seepage through mortar joints after multi-day rain, when the clay is saturated.
- Original clay drain tile that collapsed decades ago, so the footing has no drainage at all.
Which fix usually fits
- Crack repair: Bowed or horizontally cracked block is a structural repair (carbon fiber or wall anchors) and should be looked at before any cosmetic waterproofing.
- Waterproofing: Full-perimeter interior drain tile replaces the failed original tile and takes the water pressure off the wall.
Also on this site: sump pumps, crawl spaces. The contractor decides the scope at the house; these are the usual starting points, not a diagnosis of your basement.
Before you send the form
- Hold a straightedge or a long level against the block wall and look for a bow at mid-height.
- Photograph any horizontal crack and note which wall it is on.
- Count the downspouts on that side and where they discharge.
- Mention if the house has ever had wall anchors or a previous waterproofing warranty.
Northland Gardens questions
Is a bowed block wall an emergency?
Not usually, but it is not a wait-and-see item either. Bowing under an inch is routinely stabilized; past that the options narrow. Get it measured at the free estimate.
Will drain tile fix the bowing?
It removes the water pressure that causes it and stops it getting worse, but it does not straighten the wall. That is the structural repair, often done in the same visit.
